Testimonial for Richard Tan
Good Sunday to you sir. Sorry for the delay in providing your testimonial. A lot as occurred since last week. I did has you suggested and contacted a roofer (Century21Roofing) who did confirm your report. In addition found a few more things – including the roof was put on without a permit. I immediately pulled the contract. Funny thing now is – the seller up the price $3K knowing the problems (so much for their disclosure integrity). Amazed me. Any way – Matthew and I again are house hunting for the next one. We have located on in Taft. Area is not great but it is a new house (never been lived in) but as been sitting for 2 years. I would love to use your services again if you can help us out. Also – if you know of anything that is a good house let me know. I have yet to find a decent realitor down that way. As for your testimonial “Mr. Tan did a wonderful job inspecting a house we were potentially going to purchase. The house looked wonderful but once Mr. Tan started looking into the structure, plumbing, electrical, etc., the house did not appear as it was. He identified costly (and hazardous) items that needed repair and replacement. His report was complete with pictures and narrative that described each problem. We used Mr. Tan’s report to in our negotiations with the seller. As a wonderful side note, I was unable to be with Mr. Tan during his inspection. My 20-year old son went along with him. My son said he was the best at what he does and took time to explain everything. My 20-year thanks Mr. Tan for a great lesson on houses.”

Recently, my husband and I were in the process of purchasing our first home. After talking with a few home inspectors and doing some research we chose Richard Tan. He was so helpful and patient with us and even answered all of our parents questions (who came to the inspection with us). The inspection report was detailed and thorough. It provided us with a lot of time and money saving information. I believe Mr. Tan saved us from purchasing a lifetime in the money pit. My daughter recently went through the inspection process for the purchase of her first home and used the services of Richard Tan. My husband and I both attended the inspection and were very impressed with the thoroughness and professionalism of Mr. Tan. He used many state of the art gadgets to determine the condition of parts of the home that were inaccessible and he covered every possible location that was accessible. He explained every finding to us in detail and made good recommendations for their remedies. He took pictures throughout the home and they were all included and annotated in the written report that was emailed to us the next day. We have purchased homes for ourselves in the past and I would rate Mr. Tan as among the best home inspectors that we have used.

As a Celebration resident and homeowner since 1996 I have had experience with several different home inspectors. Without reservation I highly recommend Richard Tan 407-435-2822. Not only does he have over 25 years experience he is a Celebration resident and has done hundreds of homes in Celebration. I first met Richard when I was selling my home and he was hired by the buyer. I learned a great deal from the experience and I was sold that if ever I needed an inspector for myself he was the one to hire. I have hired other inspectors in the past and none come close to the detail and time devoted by Richard both during the inspection and in his final report. I just used Richard again and I was amazed at what I learned. The modest fee I paid will be offset many many times over by the savings of addressing the issues that I could have never known about without his help.

I just wanted to give a shout out for Richard Tan - an excellent and highly knowledgeable home inspector. There are a lot of inspectors out there who are not thorough. I actually saw a van with a business name on the side called something like "Good News Home Inspections" the other day! They must be very popular with realtors . So you need to be very careful to select somebody who is going to be able to discover and tell you the facts before purchasing your home, and not just go through the motions.
Richard has a large number of current certifications, and some terrific tools to discover moisture within walls. He has an extensive background in construction and knows the codes and how they've changed over the years. He has inspected a lot of homes within Celebration and knows the common issues and concerns. And, finally, he'll give you an extensive report full of photos and recommendations, and fill out whatever paperwork you'd like for your insurance (e.g. Wind Mitigation forms).
Richard found a number of significant things that our original home inspector did not! He's a bit pricey, but that's partly because he has some expensive high-tech tools that'll help you get to the bottom of things - not all inspectors have them. He's well worth the investment in my opinion.
If you're looking for somebody cheap to give you a "pass", there are plenty of them around but Richard's not the guy. If you're looking for somebody to tell you the facts and clearly suggest things you can do to fix problems, give him a call.

We were unable to be present for the inspection, so we had a family member and the realtor there. They praised what a thorough and professional job Richard did. The inspection was not only an important step in our home buying process, but a great learning experience as well. This was money well spent! Richard was courteous, professional, and knowledgeable of his trade and business. He not only pointed out problems, but also educated us on the workings of our new home and gave us helpful hints in the maintenance of the home. He was honest and forthcoming about the good and the bad. His report was delivered the next morning complete with pictures. I have been sooooo busy trying to find a place that I have ignored all
my emails. I got the hard copy and decided not to buy the townhome.
Too many things came up. I am still thinking of doing the course but,
